SAO JOSE DO RIO PRETO, Brazil, Nov 13, 2009 /PRNewswire-FirstCall via COMTEX/ -- Rodobens Negocios Imobiliarios (Bovespa: RDNI3), integrated real estate developer and homebuilder with more than 18 years of operations and focus on cities in the inland of Brazil, disclosed today its audited results of the third quarter of 2009 (3Q09).
The financial and operating information are presented on a consolidated basis in accordance with the Brazilian standard accounting practices (BRGAAP) and in Brazilian Reais (R$).
-- Project launches totaled 3,011 units, a Company record, with growth of 21% over 2Q09, reaching R$182 million in PSV - Potential Sales Value (Rodobens' share only) and total PSV of R$220 million. 90.3% were launched within the Minha Casa, Minha Vida housing plan. The average unit price in the quarter was R$73k.
-- Contracted sales in the quarter totaled R$152MM (Rodobens' share only) net of cancelations, with growth of 8% over the previous quarter (2Q09) and 48% over the 3Q08, reaching 2,429 units sold, another company record.
-- Delivery of construction work of R$312MM in the quarter. In 9M09 the Company delivered a total PSV of R$535MM and 4,614 units, of which Rodobens' share corresponds to R$414MM.
-- On July 1, the Company took a huge step towards structuring its future expected growth through the SAP Go Live.
-- The Gross Margin in the quarter grew 2.2 percentage points vs. 2Q09, reaching 28.5% (vs. 26.3% in the 2Q09) -- EBITDA(1) of R$10MM in the 3Q09, with contraction of 56% over 2Q09 and EBITDA margin of 11.7%.
(1) Excludes the negative impact of financial expenses booked in COGS (4.1% of net revenue).
