EL SEGUNDO, Calif., July 9, 2015 (GLOBE NEWSWIRE) -- Griffin Capital Corporation announces the one year anniversary of the launch of Griffin Institutional Access Real Estate Fund (NASDAQ:GIREX) or (the "Fund"). Since the Fund's inception on June 30, 2014, GIREX has outperformed the S&P 500 Index, Barclays Aggregate Bond Index, and the MSCI US REIT Index.
Randy I. Anderson, PhD, Portfolio Manager of GIREX, said, "The velocity at which we have raised capital over this first year is a testament to the value and confidence that advisors and investors have in GIREX, and also in the Griffin brand."
GIREX is an actively-managed institutional portfolio of both private and public real estate securities selected through a research driven investment process. With the assistance of highly-experienced sub-advisers—Aon Hewitt Investment Consulting and CenterSquare Investment Management—the portfolio management team strives to deliver a diversified core real estate solution with an emphasis on achieving strong risk-adjusted returns for investors.
The Fund is currently invested in 10 institutional private real estate funds and 60 publicly traded real estate securities diversified by manager, property type and geography. A single investment in GIREX provides individual investors access to approximately $41 billion worth of Class-A1, commercial, income-producing, institutional quality real estate, which would otherwise be unattainable to them.
Randy I. Anderson, PhD, commented further, "Over the past year, we were able to consistently grow GIREX's quarterly distributions which we believe is a testament to the dynamic blend and strong income component of a portfolio that couples public and private institutional real estate holdings."

Griffin Institutional Access Real Estate Fund Risk Considerations
As of 6/30/15 the Fund has returned 7.56% at Net Asset Value ( "NAV"). GIREX's inception date was 6/30/2014. GIREX's gross expense ratio is 6.8%. The NAV Fund return does not reflect the deduction of sales charges and if the fund return reflected the deduction of such fees, the performance would be lower. Performance data quoted represents past performance. Past performance is no guarantee of future results and investment returns and principal value of the Fund will fluctuate so that shares, when redeemed, may be worth more or less than their original cost. Current performance may be lower or higher than performance data quoted. The maximum sales charge is 5.75%. Purchases of $1,000,001 or more may be subject to a contingent deferred sales charge on shares redeemed during the first 365 days after their purchase. Visit www.griffincapital.com for current performance. GIREX has contractually agreed to waive its fees to the extent that they exceed 1.91% until June 30, 2016. Without the waiver, the expenses would have been higher and the performance would be lower.
The Fund distribution rate is the amount, expressed as a percentage, a Fund investor would receive in distributions if the most recent Fund distribution stayed consistent going forward. It is calculated by annualizing the most recent Fund distribution and dividing by the current Fund NAV. The percentage represents a single distribution from the Fund and does not represent the total returns of the Fund.
GIREX will not invest in real estate directly, but, because the Fund will concentrate its investments in securities of REITs and other real estate industry issuers, its portfolio will be significantly impacted by the performance of the real estate market and may experience more volatility and be exposed to greater risk than a more diversified portfolio. The value of companies engaged in the real estate industry is affected by: (i) changes in general economic and market conditions; (ii) changes in the value of real estate properties; (iii) risks related to local economic conditions, overbuilding and increased competition; (iv) increases in property taxes and operating expenses; (v) changes in zoning laws; (vi) casualty and condemnation losses; (vii) variations in rental income, neighborhood values or the appeal of property to tenants; (viii) the availability of financing and (ix) changes in interest rates and leverage.
Investors in GIREX should understand that the net asset value ( "NAV") of GIREX will fluctuate, which may result in a loss of the principal amount invested. GIREX is new with limited operating history. GIREX provides liquidity to shareholders quarterly between five percent and 25 percent of its outstanding shares at net asset value. All or a portion of the distribution may include a return of capital.
S&P 500 is an index based on the market cap of the 500 largest companies having stock listed on the NYSE or the NASDAQ.
Barclays Aggregate Bond Index is an exchange-traded fund. The fund seeks to track the investment results of an index composed of U.S. dollar denominated bonds that are rated either investment grade or high-yield.
The MSCI US REIT Index is a free float-adjusted market capitalization weighted index that is comprised of equity REITs that are included in the MSCI US Investable Market 2500 Index, with the exception of specialty equity REITs that do not generate a majority of their revenue and income from real estate rental and leasing operations. The index represents approximately 85% of the US REIT universe.
