NEW YORK--(BUSINESS WIRE)-- Fitch Ratings affirms AEGON USA Realty Advisors, LLC (AURA) commercial mortgage-backed securities (CMBS) special servicer rating at 'CSS2-'.
The special servicer rating reflects an assessment of the company's tenure and effectiveness as a commercial real estate special servicer as well as its seasoned special servicing and REO asset management teams. The rating also considers the support provided by its parent company, AEGON, N.V. (AEGON).
As of Sept. 30, 2012, AURA was named special servicer on three CMBS loans valued at $913.5 million, none of which was in specially servicing at that time. As of the same date, the special servicing group was special servicing 211 non-CMBS loans inclusive of 59 REO assets totaling $2,235 million.
The servicer rating is based on the methodology described in Fitch's reports 'U.S. Commercial Mortgage Servicer Rating Criteria,' dated Feb. 18, 2011, and 'Global Rating Criteria for Structured Finance Servicers' dated Aug. 16, 2010, available on Fitch's web site 'www.fitchratings.com'.
